Privacy Policy

1. Who we are

This Privacy Policy describes how Blue Jinjer, LLC, a Delaware limited liability company doing business as Counterlease ("Counterlease," "we," "us"), collects, uses, and shares information when you use counterlease.com and related services (the "Service").

2. Information we collect

Information you provide: Email address (for account access and notifications), uploaded lease documents (PDFs), move-in photos, move-out dates, and optional feedback or outcome information.

Automatically collected information: IP address, browser type, device information, pages visited, timestamp of visits, and usage analytics via standard web technologies.

Payment information: We use Stripe to process payments. We do not store full credit card numbers. Stripe collects payment information according to their privacy policy.

Support chat logs: When you use our AI support chat, we temporarily store your messages and our responses for quality assurance and troubleshooting. These logs are automatically deleted after 30 days and are never used for marketing purposes.

3. How we use your information

We use your information to: (a) provide the Service, including lease analysis, negotiation scripts, move-in checklists, and deposit letter templates; (b) send you login links, reminders, and export notices; (c) process payments and issue refunds; (d) respond to support requests; (e) improve the Service through aggregate, de-identified analytics; and (f) comply with legal obligations.

4. Automatic redaction of sensitive data

We automatically attempt to redact Social Security numbers, bank account numbers, and credit card numbers from uploaded documents before analysis and storage. However, this is not foolproof. Do not upload documents containing information not needed for the Service.

5. Data retention and deletion

Lease data and photos (Full Protection tier): We keep your uploaded files, photos, and reports until 90 days after the move-out date you entered. At least 14 days before deletion, we send an export reminder.

Lease Report (without Full Protection): Data is kept for 12 months after purchase.

Support chat logs: Automatically deleted after 30 days.

Purchase records and consent logs: Retained as required by law (generally 7 years for tax and payment records).

You may request earlier deletion at any time by contacting support@bluejinjer.com.

6. Sharing your information

We do not sell your information. We may share information with: (a) service providers (hosting, payment processing, email delivery) who are contractually required to protect it; (b) as required by law, court order, or legal process; and (c) to protect our rights, safety, or property, or that of others.

7. Cookies and tracking

We use essential cookies for authentication and session management. We may use analytics cookies to understand how the Service is used. You can control cookies through your browser settings.

8. Third-party AI services

We use third-party AI services (such as OpenAI) to analyze lease documents and power support chat. Uploaded content may be sent to these providers according to their privacy policies. We configure these services to not use your data for training their models.

9. Your rights

You have the right to: (a) access the information we have about you; (b) request correction of inaccurate information; (c) request deletion of your information (subject to legal retention requirements); and (d) export your data. Contact us at support@bluejinjer.com to exercise these rights.

10. Security

We use industry-standard security measures to protect your information, including encryption in transit (TLS/SSL), encrypted storage, and access controls. However, no system is perfectly secure, and we cannot guarantee absolute security.

11. Children's privacy

The Service is not intended for individuals under 18. We do not knowingly collect information from children. If you believe we have collected information from a child, contact us immediately.

12. Changes to this policy

We may update this Privacy Policy from time to time. When we make material changes, we will notify you by email or through a notice on the Service. Your continued use after changes constitutes acceptance.

13. California and international users

California residents: Under the California Consumer Privacy Act (CCPA), you have additional rights including the right to know what personal information we collect, the right to delete, and the right to opt out of sales (we do not sell information). Contact us to exercise these rights.

International users: The Service is operated in the United States. If you use the Service from outside the US, your information will be transferred to and stored in the US.
